Selling without an estate agent may seem daunting at first but if you take the right steps it is not a difficult process and will mean significant cost savings for you. However, you'll have to do the following yourself:
- Prepare your house for sale - take an objective look at your property and decide where you need to re-decorate and/or repair and have a really good clear out removing any clutter.
- Decide on an asking price.
- Decide which items are included in the sale.

- Consider the merits of rival bids and don't rush into accepting any offers.

- Set the asking price higher than you expect to settle for.
- Arrange viewings for two or more people at a time to create a competitive atmosphere.
- When you find a buyer ask their solicitor to confirm the offer in writing.
